The Iluka Home Owners Association
All owners of land in Iluka are automatically members of the ILUKA Home Owners Association (IHOA).
The duties of the Association are discharged by a committee of local residents who donate their time and
skills to ensure that the high standards and quality of life we enjoy and have come to expect from the
suburb of Iluka continues into the future.
The Committee is elected at an Annual General Meeting and all residents of Iluka are eligible to nominate
themselves for election to the committee which is made up of the following positions:
- Chairperson;
- Vice Chairperson;
- Secretary;
- Treasurer; and
- a mimumum of 4 general committee members
As the Committee is made up of volunteers, it does not provide association members with a service as
such nor does the committee manage resident's issues on their behalf. The committee endeavours to
work with the whole community in accordance with the constitution. As it is the case with every community
issue, resident have a responsibility to assist in the resolution of issues which concern them.
The committee objectives are as follows:
1. Manage area maintenance:
Maintenance in Iluka is of a higher standard than in most other suburbs. The committee works closely with
the City of Joondalup and maintenance contractors to ensure that the standard is maintained and funds
raised through the Specified Area Rate (SAR) are appropriately spent.
2. Represent the Interests of Iluka:
The committee meet regularly with representatives from local and state government and other stakeholders such
as Police and the area developer (Satterly's) in order to ensure that the views of Iluka residents are heard and their interests
protected. Committee members have in the past, and continue to, serve on various local government
consulatation committees covering a range of issues including security, street-scaping and sustainability.
3. Build community spirit:
Wherever possible the committee seeks ways to bring the community together by promoting and directly organising
community events and by working closely with other community groups within Iluka who share the same goals.
4. Assist with enforcement of Covenants:
The issue of covenants is particularly challenging and the committee seek to take a consultative approach in
their enforcement by encouraging self-regulation, communication and facilitating mediation where the issue of
covenants is raised by affected residents.
